The alchemy of Alcaidesa

Laura Cuenca has a dream job. She works at one of the best beaches in southern Spain, and is in charge of selling a residential development that is virtually selling itself.

She is the branch manager of Interealty’s project at Alcaidesa, a hidden valley that sweeps down to the beach between a cleft in the hills 15 minutes from Gibraltar in one of the most beautiful coastal regions of Andalusia. All the properties will have stunning views of Gibraltar and the Atlas Mountains in Morocco across the Mediterranean.

Q: Laura, can you describe the project for us?
A:  We have 760 hectares of land divided into various sectors with a wide variety of villas, plots, townhouses and apartments. In the interest of all owners Alcaidesa has designed general guidelines based on the current partial plans to guarantee a continuity of the typical Andalusian Mediterranean building concepts.
The four-star luxury Aldiana Alcaidesa Hotel will soon be a reality, consisting of a 700-bed low rise bungalow style complex only 300 metres from the beach with all the facilities expected of a hotel of its category.

Q: What sets Alcaidesa apart from the other developments on the coast?
A:  The location. There are stunning views of the only 18-hole links golf course in the area, the coast, and Gibraltar. At night you can see the lights of Morocco.

Q: Is  there easy access to Alcaidesa?
A:  There are three airports, at Gibraltar, Jerez and Malága. Gibraltar is only a 15-minute drive, and Malága will be just under an hour when the a new motorway link is completed.

Q: What are the main selling points of Alcaidesa?
A:  It is the only large development of its type on this part of the coast offering such a variety of products of this quality, style and views at competitive prices while being surrounded by green zones that will protect its exclusivity.

Q: How have the sales been going?
A:  Sales of the current product on the market, which is very well accepted, increase daily, hence new projects coming soon to satisfy the present market.

Q: Who have been buying the properties?
A:  Sixty per cent of the purchasers are Spanish and the majority of the remainder come from the United Kingdom and Germany. Our clients include investors and holiday makers, but up to 30 per cent are people who want to come and live here. It is ideal for those who work in Gibraltar, or even Marbella where the prices for a comparable lifestyle are much higher.

Q: Are the purchasers mainly retirees?
A:  Not at all. There is a selection of every age group covering a wide assortment of professions.

Q: What is the price range?
A: Villas vary from 31,225,000 pesetas to 59,600,000 depending on the style and size. There are plots available from 12,500 pesetas per square metre and vary in price according to their size and location. Townhouses start at 24,500,000 pesetas for a two bedroom.

Q: When did Interealty commence their activities at Alcaidesa?
A: We started selling in October and Interealty is the exclusive agent. There are two of us at the Alcaidesa office, and we are backed up by four other staff at the Interealty office in Sotogrande. Prospective clients are picked up at the airport in Gibraltar or Malága and brought here. Interealty is represented at many sales exhibitions worldwide.

Q: What is there here for residents?
A:  There is a beach restaurant that is open all year, a beach bar that operates during the summer months, shops, paddle-tennis courts, a cafeteria and tapas bar. There is a two-kilometre beach that is the best between Gibraltar and Marbella, walking tracks, and another 18-hole golf course to be completed in 2003 with the new clubhouse facilities. The area offers a stark contrast to other overcrowded Mediterranean beaches. A commercial centre is currently being studied.
Apart from the proximity of the airports Alcaidesa offers easy access to Seville, Cordoba and Granada. The ski slopes are less than three hours away by car.

Q: The golfers are well catered for?
A:  Indeed. Residents pay a reduced membership fee at the golf club here, and Valderrama, home of the only Ryder Cup competition to be held outside the US and Great Britain, is close by. There are also excellent courses at Sotogrande, San Roque and Almenara for a change of scenery. It is a veritable golfing heaven.

Q: Why was Interealty chosen as the sole agent for Alcaidesa?
